Our approach to making our formula for success work is the result of developing a unique set of skills and services that help us continue to deliver successful projects:
Having a highly skilled site superintendent on the job can make or break the success of a job. Our superintendents are experienced professionals who all have the knowledge and construction details capabilities in all the trades to make sure the job is built right and kept on schedule.
Our project management team averages over 32 years experience. Our professionals expedite the flow of information and keep the project on track throughout the entire process.
Many of our clients want our services to resemble a traditional general contractor role in which we give them a hard bid price when we receive a full set of plans. We have been in business as a hard bid general contractor for over 48 years, and have over a 70% bid success ratio. (When we hard bid a project 70% of the time we are the low bidder).
Our role as construction managers is typically in the private sector when we provide what is commonly known as "guaranteed maximum" services, or also known as a negotiated general contract. The difference between this service and traditional general contractors services is that under the construction management approach, we are hired early in the design process to help keep the project in the budget.
At each level of completion, we use our experience and the input of experienced subcontractors to anticipate and develop actual budgets. This approach has dual benefits. First, the input of knowledgeable contractors from each division of work will offer additional perspectives during initial design phases. Next, the continued involvement of this team at each stage of the drawings creates a system of checks and balances as the plans are developed. This involvement helps the agreed upon budget remain attainable.
We pride ourselves on our ability to offer cost saving measures to save the owner money, so we welcome the opportunity to provide input from the beginning of the design process to the end of the construction project. Value Engineering is an ongoing systematic process in which we identify ways to help our owner's get the same functionality from their facility for less money.
We provide our clients with a significant track record of cost savings. Part of keeping control of an owner's money is not only delivering savings during the design phase of a project, it is also closely monitoring project costs throughout the construction phase. We jealously guard our client's money, and treat spending the client's money as if it were our own. This means proactively limiting things such as rental and overhead costs, change orders, and other "soft costs" that can cost a project to bust the budget.
James H. Cone, Inc. was founded on the principal, if you don't build quality, it's not worth building, period. We stand behind our workmanship, and proactively strive to deliver high quality construction on every piece of every project. We are here to stand behind our work long after the job is finished, and set the standard for proactively pursuing superior quality construction in all our projects.
